I'm in CA and used Waterlox on every wood surface in my house . The stuff ain't cheap but it provides a very durable, lusterous, and repairable finish. For example, my GC forgot to seal a roof penetration before a rain storm.

I had a 1/8" deep puddle on on my wood floors that sat overnight. The Waterlox kept the water out of the wood and no harm done (whew!). Personally I just grab whatever oil-based poly off the shelf at home depot . I thin about 30% with mineral spirits and hand-rub 4-6 coats. For a special furniture piece I first apply a couple coats of thinned tung oil then follow up with the poly, then finish with wax. "Varnishes" build up a coat on the surface of the wood. Polyurethane is the most typical varnish-type product.
They are often difficult to apply and are often recommend for professional use only. Since this finish is a surface film, when the film is breached, it offers no protection at all. Penetrating oils such as linseed and tung oil offer minimal protection. They're easy to apply and "repair", which just involves adding more.
